Our Project Management services are bespoke to each project given that no two projects are exactly the same. Having both private client and development experience, we understand the complexities involved in balancing priorities. Our role is to help clients identify these priorities and objectives and then to ensure that the team make informed decisions with these at the forefront of their mind
At the initial stages of discussion, we would take a brief and prepare a proposal based on my understanding of the project requirements. This includes the scope of the works, the level of support, the budget and timeframe.
As Project Manager, we can be involved at any stage to define the strategy, move the project forward and manage the team. We can recommend a network of tried and tested consultants if required, but can also work in complete cohesion with client appointed professionals to deliver the project.
OUR Process

The deliverables put forward in the proposal are always tailored to the needs of the client.There is no charge for this as it is important that both ourselves, as the Project Manager, and yourself, as the Client, are on the same page with regard to project delivery.
- Prepare the project programme (and monitor throughout the project delivery).
- Appoint and oversee site surveys (if required at this stage – for example coordinating structural feasibility).
- Advise on the appointment of the consultant team, establish scope of services for each consultant, and collate fee proposals.
- Manage consultant team and all third parties.
- Manage and oversee the design process, including determining timeframes and priorities, organising and managing meetings as required, and coordinating flow of information.
- Manage and oversee third parties involved with the consents required, such as Licence to Alter Approvals, Building Control, Party Wall, CDM.
- Collation of tender pack and pricing documentation.
- Oversee tender submission to two contractors.
- Analysis of two tender returns.
- Advise on the appointment of the Main Contractor.
- Preparation and monitoring of Request for Information Schedule.
- Coordination of design information required for main contractor, coordination of responses to site queries, and client instructions throughout the construction phase.
- Bi-weekly site meetings with contractor and consultant team and preparation of site meeting minutes.
- Programme monitoring – analyse the main contractor’s programme, advise on areas of risk, monitor progress and advise on ongoing programme requirements, such as timeframes for ordering of materials.
- Preparation of snagging lists and oversee the snagging progress.
- Collation of O&M (operation & maintenance) manuals.
Throughout the project I provide progress reports and cost projections where necessary. I can adapt reporting and progress meetings to work best with how involved the clients wish to be. I have experience working closely alongside clients at each stage and also experience managing projects for clients based overseas.
contract administration
We always recommend the appointment of a Contract Administrator. This role can be carried out by a range of professionals but we often act as Contract Administrator. Contracts in construction are extremely important to set out expectations, protect the client and contractor fairly and help maintain a positive relationship throughout the duration of the work and following completion.
The Contract Administrator services generally include:
- Manage contract negotiations with the main contractor.
- Prepare JCT Contract – Intermediate Building Contract with Contractors Design 2016.
- Valuation responsibilities – review contractor interim applications, advise on value of works completed, certify interim payments (assumes monthly valuations).
- Review Extension of Time applications (if required).
- Review Practical Completion – advise on main contractor adherence to completion terms and certify.
- Review final accounts prepared by the main contractor and certify.
- Return to site at the end of the defects period to review the condition of the property and assess satisfactory completion of any remedial works.
- Advise the client on and certify the release of any retention payments.
Interior design
Our Project Co is principally a project management firm however can also provide support with Interior Design services where appropriate. We can work with the appointed contractor for drawings and can provide recommendations for consultants providing any service outside of our scope. Design services to provide product specification and procurement coordination for:
- Flooring
- Wall finishes
- Tiles
- Sanitary ware
- Kitchen finishes
- Electrical hardware
- Light fittings
- Ironmongery (if required)
- Window treatments
We will create a scheme for each room and provide samples for client review and approval.
